POLICIES & PROCEDURES
In order to provide quality properties at an affordable price, our property managers must ask you to follow the listed rules and regulations.

EACH adult 18 and older MUST apply. Application Fee is $75 PER ADULT. We verify employment, credit, and backgrounds. Any information provided during the application process found to be inconsistent with the truth will automatically deem the applicant denied. This includes any discrepancies in residential history.

Please have the following readily available for a smooth application process—
1. Photo ID
2. 3 months of the most recent pay stubs or tax return if self-employed (proof of income 3x Rent)
3. 3 months of the most recent bank statements.
4. 5 year Residential History (addresses and Landlord contact information)
5. References (personal and/or professional)
6. Vehicle information (make, model, and plate numbers)
7. Renters Insurance information(or Agency name that will provide it)
8. Credit card or Bank information for $75 application charge
EVERY adult, 18 and older, that will be residing in the property for any length of time is required to submit an application and pay a nonrefundable application fee.
Application processing takes 3-5 business days depending on responses from your employer, previous landlords, and references.
While we make every attempt to work with each applicant, Credit Grade may impact Security Deposit and/or SD Alternative Program qualifications.
Automatic application Disqualifications/Denials:
Collections/Judgments to any Landlords in last 7 years
Collections/Judgements for any utilities in last 7 years
Evictions within the last 7 years.
Any Late payments in last 12 months to lenders, mortgage companies, or landlords (excludes medical and student debt)
Drug or property related crimes in last 5 years.
Felonies in last 7 years.
Inaccurate/falsified information on application or in communication during screening process.
Incomplete applications including but not limited to residential history, employment records, petscreening profiles, and NO answers to company policy acknowledgement.

Thank you for your interest in renting a home from TrueNest Property Management. If you have not already seen the property, make sure you schedule a showing with your leasing agent so you can know for sure if you’ve found the right home.
As a company, we do business in accordance with the Federal Fair Housing Law and welcome Persons of all Race, Color, Religion, Sex, Handicap, Familial Status or National Origin.
It is likely that we may receive multiple applications from unrelated individual applicants on the same property at approximately the same time. If such is the case, we will process all applications for consideration as to what we (in our sole discretion) deem to be the applicant(s) who would be the least likely to default on any and all terms of the lease. In such cases, more than one applicant may be approvable. Because we contractually and legally represent the best interest of the rental property and the property owner, we will accept the strongest application, which may not necessarily be the first application received.
In order to evaluate the various applications, it is necessary for TrueNest Property Management to expend time and cost in credit reports, criminal reports, and other administrative expenses. Hence, our policy is that the application fee is non-refundable. If your application is approvable, but not the approved one for the property for which you were applying, you may consider applying for other available properties that we may have, without payment of an additional application fee for up to 60 days from the notice we issue you at that time.

A minimum credit score of 620 will be considered for processing (unless a higher score is shown in the listing and/or required by the HOA, if there is one). Please refer to the property listing for a list of the specific requirements for that property. Scores below 620 may be considered with the understanding that an additional security deposit may be required.
Monthly gross household income must be at least 3 times the monthly rent
No evictions
No collections from past landlords
No felonies of illegal manufacture or distribution of a controlled substance in the last 7 years
No felonies resulting in bodily harm or intentional damage or destruction of property for example, “arson” regardless of age
No sexual related offenses
No bankruptcy in the past 5 years that has not been discharged/released
If pets are allowed, no aggressive breeds are allowed (fully or partially/mixed)
Pet restrictions may apply as to the type and number of animals
No smoking of tobacco, marijuana or any other substance is allowed at or on the property
Tenant must read and agree to abide by rules of the HOA

Our typical term is 12-24 months. However, depending on the property this may be negotiable. We also work with insurance providers for hazard impacted clients on short term basis.

Any time you are found in violation of your lease term you will receive a notification giving you a right to remedy the issue which, WITH THE EXCEPTION OF RENT PAYMENTS, is typically 14 days . If you have not come into compliance of your lease terms within the advised time limit on your notice we reserve the right to immediately file for evictions. If the violation involves repairs or maintenance issues, to protect the integrity of the property we will take necessary steps to remedy the violation and your account will be charged. Making necessary repairs or maintenance does not remove our right to evict for breach of your lease. Any similar violations subsequent to the initial notice will constitute breach and notice will have been deemed served as of the first notice subjecting you to immediate eviction proceedings.

Every tenant is required to obtain and carry for the full term of the lease renter's insurance at a minimum liability limit of $300,000. Family Owned Property Management, LLC must be listed as additional insured on all policies. If FOPM receives notification of cancellation FOPM will charge resident’s account a $25 admin charge for investigation and reserves the right to obtain insurance on the Tenant’s behalf for the coverage required.

Unless otherwise stipulated all utilities included but not limited to: electric, water/sewer, cable and trash are the responsibility of the Tenant.

No pets of any kind are permitted without written permission of the Landlord or Truenest Property Management. If pets are allowed, applicants will be asked to provide a non-refundable pet fee that typically ranges from $250 to $500 depending on the type and number of pets. The following breeds (fully or partially/mixed) are not allowed:
Pit-bull Terrier
American BullDog
Bull Terrier
Staffordshire Terrier
Presa Canario
Rottweiler
Doberman Pinscher
German Shepherd
Akita – including Japanese and Akita Inu
Bernese – including Mountain Dog, Berner Sennenhund & Bernese Cattle Dog
Husky (including American Eskimo, Siberian & Greenland)
Wolf Hybrids
Mastiffs (Including Anatolian Shepherd, Dogue de Bordeaux, Neopolitian, Tibetan, English, Spanish & Bullmastiff)
Chow Chow
Malamute
Saint Bernard
Great Dane
Great Pyrenees
Any dog with a biting history
The character of your dog, if one of the breeds named above, may be docile and well trained. However, no exceptions can be made.
Restricted pets are not limited to what is listed above. Birds, rabbits, or other smaller caged animals, along with fish with tanks that are 20 gallons or larger are also considered pets, and will be subject to all pet costs and pet reviews described above.

Item descriptionTrueNest Property Management will take 15 days from the moment we receive a full application and ALL required documentation of ALL adult occupants to make a decision. We are not open on weekends and holidays.
If the application is approved we will proceed to sign the Contract to Lease and Lease Agreement.
In the case that an approval from a Home Owner Association is required, the approved applicant will be responsible to apply in a timely manner to the HOA and pay their application fees. Please check with the HOA for their approval turn-around time.

Any pest issues must be reported to FOPM within 3 days of move in to be addressed immediately. Residents are required to maintain general pest control and are responsible for any and ALL rodents, pests, bees, and the like.
